1. Service Description
AturKos is a boarding house management platform designed to help landlords run their properties efficiently. Our service covers tenant data management, payment tracking, room availability monitoring, and financial report generation.
By using AturKos, users can access these features through the web application available at app.aturkos.id. We continuously develop and update features to deliver the best possible experience to our users.
2. User Obligations
By using the AturKos service, you agree to:
- Provide accurate and complete information when signing up and using the service.
- Not misuse the platform for unlawful purposes or to harm others.
- Keep your account secure, including protecting your password and not sharing account access with unauthorized parties.
- Take responsibility for all activity that occurs under your account.
3. Limitation of Liability
AturKos is not responsible for:
- Data loss caused by user error, including accidental deletion or use that does not follow proper procedures.
- Service disruptions caused by scheduled or unscheduled system maintenance required to maintain service quality.
- Issues arising from third-party services integrated with our platform, including but not limited to payment and data storage providers.
We will make every reasonable effort to keep the service available and reliable, but we do not guarantee that the service will always be available without interruption.
4. Service Termination
AturKos reserves the right to terminate or suspend the account of any user who violates these terms, including but not limited to misuse of the platform, breaches of law, or actions that harm other users.
Users may delete their account at any time through the account settings in the app. After account deletion, we remove user data within 30 days under the Privacy Policy. For automatic receipts, we block access immediately, delete snapshots and encrypted tokens within 24 hours, and clean up account-linked metadata without waiting for the 90-day delivery retention period.
If you have any questions about these terms, please contact us via email at halo@aturkos.id.
5. Automatic Payment Receipts
When the feature is available for your account and plan, the landlord must enable automatic receipt sending through WhatsApp. It is off by default for both new and existing accounts. Automatic sending only applies to new payments recorded after activation, including each installment, without automatically sending receipts for older payments.
The receipt contains a fixed copy (snapshot) of receipt and transaction identifiers, property and tenant names, room number, payment date and recording time, rental period, transaction amount, amount due, cumulative payments, remaining balance and status at recording, together with related identifiers and document version. Later installments do not change earlier receipts. A receipt documents the landlord's record, rather than bank verification. The backend stores snapshots and token access metadata; it generates PDFs on request without storing PDF files in a document bucket.
AturKos sends a payment summary and link to the associated tenant's WhatsApp number. Successful sending means WhatsApp server acceptance confirmation has been verified. Device delivery information, if available, is recorded separately. AturKos does not guarantee receipt or reading of the message. Sending or PDF generation failures do not cancel a payment that has already been recorded.
Anyone holding or receiving a forwarded link can open and download the PDF without signing in or entering a verification code. The link is active for 30 × 24 hours from when AturKos first observes verified WhatsApp acceptance confirmation. Before that confirmation, access is not active. Resending an active link does not extend its lifetime. Manual renewal of an expired link produces a new link with 30 × 24 hours of access from its first acceptance confirmation.
Payment correction or deletion, recipient number changes, and account deletion immediately revoke old link access. The landlord can only send corrected revisions manually; sending to a new number requires the landlord's confirmation. Revocation cannot recall messages or PDFs already downloaded or shared. Turning off automatic sending or downgrading a plan does not revoke links that are already active.
The current revision snapshot remains while the payment exists. Old revision snapshots are deleted within 24 hours of revocation; payment or account deletion removes all related snapshots and encrypted tokens within 24 hours. Detailed delivery and audit metadata without message bodies, phone numbers, names or URLs is deleted 90 days after the sending job reaches its terminal state. Minimal status and access facts remain while the payment exists. Account deletion also removes metadata linked to the account and tenants, without waiting 90 days for those personal identifiers.
